Lifestyles Profile - Wayne Franklin

Wayne Franklin One of the hardest working realtors in town in an already hard-working industry, Wayne Franklin runs successful Tropicasa Realty. Consistently ranked in the top five in recent years, Franklin looks back on his barely over eight-year career in Puerto Vallarta. What does success mean?

“The answer to that depends on who you ask. From my perspective, I gauge my success based on referrals and the attitude of my clients. I’ve learned that if you get referrals you’re usually doing something right.” When Franklin first came to Vallarta, it was only for a long weekend. “I wasn’t interested in Puerto Vallarta, I had always gone to Acapulco. On that first trip in September, it rained 14 inches in four hours. I had never been in touch with such a force of nature before. In January the next year, I drove down with a friend for a sabbatical and never left.”

Licensed in a highly regulated industry and a member of the National Association of Realtors in two regions, as well as the state of California, Franklin says, “I just started selling here to sustain myself with no specific plan. It was tough, I was the new kid on the block and wasn’t a member of AMPI, so I had no access to the multi-list.”

Elected president of AMPI in the last two terms, Franklin says he put his earlier experience to good use. “What was most surprising when I first came was that everyone wrote their own contracts.” Before the end of the year, a standard contract will be used by all local realtors. “There’s still a tremendous amount to learn as part of my responsibility to my client. In AMPI, our focus is to uphold the regulations and to continue to encourage a growing market. Being president has completely changed my focus. I have more community involvement.” Franklin is also currently vice-president of the Make-a-Wish foundation.

During his downtime, he takes short trips, maybe to Guadalajara or other places in Mexico. “During the season I work for weeks or months without a day off. I need to be completely away to rejuvenate. Last year I went to Europe for a month and recently went to a Spa in Cuernavaca. It was great to relax and read again.”
