As a resident of Puerto Vallarta, Carl Timothy feels compelled to talk about the magic of the place. “When people come here to visit, it’s the first thing they notice. Most of them come back, and many of them decide to buy here.” Timothy goes on to tell how this year has been better than ever here. “I think people notice the peacefulness, the safety here in Vallarta. The real estate market is a safe one, not inflated, and property values slowly continue to rise. Compared with many places in the international market, this is just the place they want to own property. In addition to the investment itself, it’s the added bonus of living here, at least during part of the year. The ocean, the beaches, the mountains, it is all part of the magic.”

After 13 years in the real estate business in Beverly Hills, California, where Timothy came into contact with “a lot of stars and other well-known people,” he began visiting friends in Vallarta and fell under its spell. “I fell in love with it myself and bought here in 1997. Since I speak Spanish fluently, a number of doors have opened for me, both socially and in business. The language is especially important in helping clients with legal forms and translations.”

As treasurer of AMPI, the local real estate board, “We are working on standardizing forms in Vallarta. Being a member inspires confidence when people consider the investment in real estate. It’s not required, but I think it helps me stay on top. The market has been really strong here. Investors find Mexico, and especially Puerto Vallarta, a safe environment. At home they watch TV and see the news around the world and realize how wonderful it is here. They can enjoy the beauty, and their money is working for them at the same time.”

Even after what could have been a disaster elsewhere, “It was strange how, after Hurricane Kenna, people began calling and asking how things were. Sales zoomed. It’s been an amazing season.”
