For the past five years, Vallartas real estate market has been driven forward
by developers who continue to produce a wide array of products for an increasingly
more sophisticated buyer. These developers range from small, single-family homebuilders
who produce one or two homes a year to mega developments that actually
are almost self-sufficient communities offering a wide-range of real estate opportunities,
not to mention amenities such as golf, tennis and boating.
Development in the past was mostly done by local contractors and builders; however,
most of the new projects underway today are being done by outside companies, from
either Guadalajara or Mexico City, or the United States. For the first time, Vallarta
is seeing Resort Specialists entering the market, marketing groups
with years of expertise in other resort communities. They are helping to raise
the bar regarding quality and options available not just for themselves
but for every developer around the bay. The outcome can only mean better product
and services for Vallarta in general and for those interested in having a home
here.

Bel
Air Estates
Central Vallarta
Bel Air Estates is located in the heart of the city, on a hill overlooking the
South Side and popular Los Muertos beach. This exclusive, gated 40-lot community
consists of three- and four-bedroom custom-made villas, each with private pool
and landscaped tropical gardens. All homes offer unobstructed views of the mountains,
city, sunsets over the ocean and the lights of the city and beyond at night. Additional
amenities include upscale fireplaces, air conditioning, Jacuzzis, enclosed garages
with remote control, and purchasers may choose their own types of interior finishings.
Pre-construction prices start at $460,000 USD and include all appliances in the
gourmet kitchen and laundry room. Construction is due to begin in October 2003.

El Faro Real is located on the North Shore on Playa Punta Mita, just steps away
from the small village of El Anclote. Surrounding the village and El Faro Real
is Punta Mita, a planned luxury resort and residential community covering more
than 1,500 acres.
This deluxe condominium development consists of two buildings, each with just
six two-bedroom units, one unit per floor, with direct access from the elevator
into each unit. With a total approximate surface of 202.5 sq. meters (2,177 sq.
ft.), each unit also will have an individual parking garage with remote control
opener and a large storage area of approximately 7.5 sq. meters (80 sq. ft.).
Other standard features include ceramic flooring throughout, large private terraces
with sliding PVC doors, granite kitchen countertops in a choice of six colors,

Flamingos Club Residencial is an urban development that combines residential and
commercial areas with modern services, such as a private club and regional shopping
center. The concept of the development divides the property into two areas: a
single-family gated area with controlled access and a multi-use residential area.
Both areas will have complete facilities for water treatment, sewage and drainage,
as well as electrical and security systems. The Hacienda Flamingos Social and
Sports Club will be constructed on a 50,000-square meter (approximately 500,000-sq.
ft) lot and will have 10 tennis courts, recreational swimming pool, semi-Olympic
swimming pool, diving pool suitable for tournaments and football and soccer fields.
The club also will contain a gym, a spa and a members-only restaurant. Lot sizes
range from 300 to 800 square meters (approximately 3000 to 8000 sq. ft) for residential
lots. Condominium project lots average 5,000 square meters (approximately 50,000
sq. ft.) for either horizontal or vertical structures. Prices for lots in the
central gated area with green and common areas begin at $1,700 pesos (approximately

Green Bay Condominiums

Part of the Paradise Village Golf and Country Club in Nuevo Vallarta is the new
Green Bay Golf, Tennis and Beach Club. Sixty condominium homes comprise the development
that will feature one-, two- and three-bedroom residences located inside the golf
course at El Tigre. Ownership provides access to the El Tigre beach
and sports clubs, which include restaurants, tennis courts, swimming pool, gym
and spa, as well as the marina and the El Tigre clubhouse and shopping areas.
Several benefit packages are available for club privileges. Condominium homes
range in square footage from 1,345 to 2,745 square feet. Currently 14 units have
